Root HTC Wildfire S Unlock/Lock, S-off S-on, root, link2SD

As the title says I can use some help :p

I've spend the last 10hours searching, researching, trying to understand the whole process. But I guess, the more I read the dumber I get

I understand the partitioning etc and how to set up link2sd, that's not a problem, its the phone that's the problem (my first android phone)

This is wat I learned so far:

-Only way to solve the memory issue is rooting, because link2sd needs root privilege
- The only way to root is to unlock the bootloader
- HTCDev (or unlocking) voids the warranty, so a no go.
- There are other ways in unlocking and locking (not re-locking) the bootloader
- S-Off should also work for a root and doesn't void the warranty if you turn it back on for warranty purposes.

Now the questions:

-Which program, or tutorial should I use to accomplish this?
-Which program also allows me to return to stock root and bootloader (S-on and locked, not re-locked)
-Can I keep the stock rom and software I have now? Because I only want to use link2sd and no other tweaks, and I like a stable phone.

There are so many of these tutorials that I think my head is gonna explode.

Thx, in advance
