MP4 video errors

I am using a S4 and a Note tablet 10.1 trying to watch MP4 videdos, but have problems with a lot of them. The videos I have were all downloaded from online streams with RealPlayer downloader.

So the problem with the videos... When I open it with the default video player or Realplayer app, audio is out of sync and skips around to different times (nonstop). Those problems are the same on both devices, but the video plays perfectly on my computer.

Anyone know what the problem is? It's just some of the MP4 videos, not all of them. All help is much appreciated.
 
Try using MX player. It has played every type of video file I have thrown at it.
As for the actual issue, not sure.
 
Okay. I looked at the details of videos that play on my Samsung devices and videos that don't. Videos that play have low frame rates, lower than 50. But the videos that don't work have insanely high frames per second, 500+. Is there anyway to fix the FPS?

Thanks to those who tried to help. I found a way through it. When copying the files from computer to tablet, it says file might not play/open correctly and recommends converting. Converting took about 6mins for a 50mb video and greatly reduced quality though, but better than not able to watch the video.
