First off, Welcome to the land of El Tevo!!!
Second, you don't need to take the OTA.
If you want to root, don't update. Your current hboot is just what you want for full S-Off.
For a sweet guide to root and achieve S-off, this guide is what you want:

You'll need to use the section for LazyPanda since your hboot is 1.12.
Follow the step by step and root first, then achieve S-Off. If you have any questions, just post em up. The folks in here are always willing to help.

I second Granite's advice, he is very knowledgeable on the subject.
Once you root I would suggest you start looking at the ROM's available to you if you want something beyond the "stock" experience, you will find plenty to choose from here http://androidforums.com/evo-4g-lte-all-things-root/614073-list-utilities-roms-kernels.html, once you have found something to your liking flash away.

Got S-OFF today and flashed the latest MeanROM. So far I'm likin it. Also the **TAMPERED** message went away when I achieved S-OFF.

It should have said LAZYPANDA in that pinkish/purplish text at the top of the bootloader.
Now since we all have the Regaw bootloader customizer, they all say "SPLENDID" right?

Make sure you flash the 1.12.2222 custom hboot from the Unlimited I/O page in the guide. This will allow for fastboot commands.
Follow the directions in step 4 of Ocn's guide:

My bad, I thought he was talking about the splash screen note, yes mine says Lazy Panda.

I believe the Regaw bootloader customizer removes that, but there is a stand alone file you can flash to remove that. Let me see....POW:

Read that thread by Regaw_Leinad, theres some good info, and I believe threr are a few combinations that can bork things. Regaw has em listed I believe, happy modding!
