Root Debrand Failure

I have - all afternoon - been attempting to debrand my X10 using the instructions here. However, time after time, the install is failing.

It seems like there is a timing nack - but despite trying several times, I keep missing it (doesn't help that SEUS download bar stalls 0.8mb from the end and then starts to install.

Any pointers?
