Help Touchscreen problems

Hey guys, I think I need someone to point me to the right direction. On my Droid Incredible 2, there is a certain area of the screen that doesn't respond to touch at all. I have tried pulling the battery and leaving it out for a few hours, completely resetting it, changing keyboards and I even rooted and changed the rom to see if anything would change. When I turn the phone into landscape mode, the same area still doesn't respond. I've attached a screenshot of the affected area.

The only thing, I can't return the phone as I had no insurance and replacing it would be too expensive for me right now. I'm willing to replace the digitizer myself if I knew that would fix it. All I'm looking for is a little confirmation on my suspicions. Any help?

The phone should still be under warranty.

I swapped out my cracked digitizer and trust me, id probably never do it again. Especially for a warranty thing. the digitizer and lcd needs to be heated and removed, the lcd is the hardest part and then gluing them back down..
 
The thing is, it's the second that has had this exact same problem. The first was replaced for $30 but they've never been dropped so I don't understand why they're doing this. I suppose its best to unroot and return, correct? Or should I not bother with unrooting?

You should unroot and return....otherwise they might think you meddled with the software! :D
