Root Unrooting/going stock with deactivated phone

I just upgraded. My Incredible is deactivated. I followed this video to "unroot" How to Un-Root the HTC Droid Incredible - YouTube - It is now stock 2.2.3. However, now I try to boot into "recovery" to make it "s-off" I get the red triangle not allowing me to access the file to do so.

Do I need to re-activate and set up completely in order to access "recovery" mode?

I plan on selling it. Does it matter if I sell it as s-off to someone and let them do the steps to set up the Gingerbread? Will recovery become available to them?

I'm an honest guy and want to make sure I'm selling someone the phone the way it should be. Any help would be greatly appreciated.

NOTE: I was using the latest Cyanogenmod before.

Edit: I have it back to CM7. Recovery says unrevoked patch is not compatible with current radio.... Any help? I've tried other radios. No luck.
 
That worked. It's still "s-off" though...

It's "s-off" and when I try to re-root with unrevoked it says my firmware is too new... hmm...
