Root Doing the HTC Unlock resets your phone?

I did it and once it rebooted, I had to do the whole "out of box" set up all over again.

Does it delete anything though, like said you update firmware through OTA then do the HTC Unlock, would that revert it back to the stock firmware?

I didn't check on this. So I'm curious

No, unlock does not revert the OTA update.

It does a "soft" reset. I don't remember what all it affects, but I do remember having to re-setup Google Play, and re-install apps.

Unlocking the bootloader through htcdev will hard reset your phone. You will lose all apps and data!

It does not change your firmware. If you take the update and unlock it will hard reset the phone again but on the update. You will not lose firmware from a factory reset.

They reset the phone as a security feature for you, the phone owner.
This would prevent a theif from taking your phone, unlocking it, and then peering into your personal stuff.

Now, once unlocked, a theif can easily still do all this I suppose...so it doesn't really do anything other than absolve them from liability of a theif using the HTC unlock to gain access to your personal info.
