Root [GSM] Following a step by step to root my Evo 3D and need some help.

Hey guys, I'm a little stuck and need some help from you wiser folk.
I've been following this step by step to root my HTC Evo 3D (Rogers) (also my phone is GSM). http://androidforums.com/3892643-post2.html

I've managed to succesfully complete steps 1-4. That is until I get to this part at the bottom of step 4.
After you finish and get UNLOCKED, it is HIGHLY recommended that you retrograde back to HBOOT 1.49.0009 and unlock to S-OFF! It's a little complicated, but trust me, S-OFF is a lot better than S-ON Unlocked. I click the link and the explanation is so unclear I don't understand what I am doing.
Can anyone help my to downgrade my HBOOT to 1.49.0009 and unlock to S-OFF.
My current HBOOT is 1.53.0007

Or if someone has a better suggestion of how I can root my phone I'm all ears.

if you happen to be on 1.49.xxxx,you can fairly easily dowgrade to 1.40.0007 or .0008 ( http://androidforums.com/gsm-evo-3d-all-things-root/641082-guide-how-downgrade-hboot-1-49-xxxx.html )

if youre on 1.53,then you cannot downgrade without being s off,the method of 1.53 downgrade requires you to hard brick your phone and revive it with the older hboot,so i would not recomend it. use the juopunut bear tool linked in the first link is the best and safest way.

One last question just for now (I'm sure I will have a few later) Do I need to s-off in order to root my device? My goal is to root my device so I can use an app which requires root. It says in the guide I am recommended to do it but do I have to in order to root the device?

No you do not. It is an optional step. To root the device (or give it root access) you just need to unlock the bootloader. Flash custom recovery. And Flash Superuser.

That is all you really need to just use apps that require root permission. S-off fully removes the remaining securities from your device. This is handy for more advanced features of rooting... Such as changing bootloader versions, changing radios, custom splash screens, easier to flash roms, etc. etc...
