Root How to stay rooted but clear all personal data?

I have upgraded to a new phone and no longer need this Op V. I rooted it last year and have enjoyed many things from it. I plan to sell this phone and keep it rooted, but want to remove all my personal data from it (google accounts, apps, emails, hidden temporary files, etc). How should I go about doing this?

reboot i to recovery and select Wipe data/Factory reset

recovery can be accessed by holding power/vol up/back when booting up the phone

or you can type in the app terminal emulator
su
reboot recovery

Install Harmonia, or Harmonious Bumblebee ROM as they have the activate app which is necessary so the new owner can activate service. Make sure you make a backup of the app in the recovery. Then explain to the new owner how to use everything, including restore and how to flash a new ROM.

I don't think so? If it was that easy everybody would already be doing it that way instead of having to downgrade to activate.
