Is gingerbread availble from HTC Dev?

I found this 2.3 rom on htc's dev site that says it'll work on the desire. Im a noob to all this so im not sure if its supposed to work or not. I tried it and it says find the correct rom? I have a cdma desire not rooted. Is there any way for this to work or am i out of luck?
